The Basics
- The client leases from your property using your normal, unfurnished lease. We are not a party to the property lease. Our agreement is with the client, not the property.
- The property maintains control/contact with the client/prospect.
- The property decides the minimum lease term — of course, the shorter the term the more deals will get signed (and the higher premiums you can charge).
- Generally, a prospect with a furnished need also needs a short-term solution. The corporate housing business model is built on offering flexibility and convenience, starting with a 30-day minimum stay.
- SmartStay typically requires a 3-month minimum agreement.
- The property decides the short-term premium charged to the leasee to make it profitable.
- The total cost to the prospect is the lease rate paid to the property plus the SmartStay contract rate paid to TurnkeyRELO separately.
BONUSES FOR THE REFERRING AGENT:
The referring agent of record will receive 5% of
the total contract value, if allowed by the management company. If not, we can design an alternative reward system.
EXAMPLE:
$1,000/month SmartStay contract for 6 months $6,000 x 5% = $300 Referral Reward
TRAINING/LAUNCHING:
We conduct a short training meeting so agents can comfortably work SmartStay into their sales process.
As a bonus, time permitting, we can share leasing/sales principles that work well with any prospect — not just SmartStay prospects.
The Process
Early in the sales process, the leasing agent will connect the prospect
with turnkeyRELO. After doing a needs analysis, turnkeyRELO will send a customized quote to the prospect that could include any combination of these services (but not the lease with the property):
- Furniture
- Housewares
- Electronics
- Art and Accessories
- Utilities
- TV Service
- Media and Internet
- Housekeeping (weekly, biweekly, monthly options)
- 2-Bill Service *(they pay rent to the property and pay us for SmartStay)
- Optional 1-bill service (they pay turnkeyRELO for SmartStay and their rent; we pay the property the monthly lease rate on their behalf)
If the prospect selects a SmartStay package and the lease with the property, turnkeyRELO does all the setup and breakdown of furnishings and services. We will send the property a signed key release. When the prospect arrives, their apartment will be all set up.
